Questions abount Corporate loan-service buildings, Commercial Real Estate & Target setting tool

I’m writing to ask about Corporate loan-service buildings, Commercial Real Estate & Target setting tool.
Corporate loan-service buildings:

We’re trying to apply SDA on service buildings, however, currently we aren’t able to collect the size info of all floor area.
How do we fill in “Base year output” if we don’t have that information?

We fill in number “1” in Base year output (the unit is square meter), which is denominator of emission intensity, so the ratio of emission intensity would be the max number. We are not sure if it is a rational way to do so.

Furthermore, if we are able to collect the info of all floor area in the future, our denominator will change, so that we can’t compare to our base year (2022).

Is it possible to estimate the floor area info? Or do you have any suggestions from SBT?

Regarding Financial carbon emission, we currently use EEIO as our reference, if we have actual data in the future, will that affect the carbon deduction ration?

Can we still use version 1.2.2 for well below 2 C scenario?

Hi Susan,

The best option would be to have the floor area information. If you do not currently have it, you could use an estimate as long as the method for estimation is disclosed and used consistently. However, as it is recommended to start gathering floor areas, it might mean that once the coverage of actual data is enough, you may need to rebaseline at that time.

Regarding the SDA tool, FIs may indeed currently use version 1.2.2.

Hi Susan,

As it is recommended to start gathering floor areas, it might mean that once the coverage of actual data is enough, you may need to rebaseline at that time, which may change the required emissions reduction rate.

Hi Yvonne,

A v1.3 tool has been released that is intended only for use by FIs to set well-below 2°C targets, though we recommend using the v2.2 tool and/or other sector-specific tools to set 1.5°C targets. FIs should also check the relevant SBTi sector webpage(s) for the most up-to-date information.
